Home Inspections

The most popular service we offer is a general home inspection.  This is a comprehensive and detailed evaluation of the visible and accessible major elements of the home, performed in accordance with the InterNACHI Standards of Practice and Code of Ethics. Inspection time is usually 3 hours. Attending the inspection is a great visual and hands-on learning experience for first-time and veteran buyers. Clients receive a checklist-type report at the conclusion of the inspection. Photos will be included in this report.  The report includes many pages of detailed information on the condition of components, a description of construction materials and methods, and provides insight into the strengths and vulnerabilities of the home.

Seller home Inspections (Pre-Listing Home Inspection)

Pre-Listing home inspections are important for current homeowners. The homeowner or seller will be at a competitive edge when ensuring any home-building issues are taken care of before the house sells.  Selling a home will be sooner and the closing process will be smoother and quicker.  You don’t want a buyer, and yourself, to be shocked at a major repair or safety/health issue, as you are trying to complete a sale.  Whether the repair is made or the issue is disclosed (and price adjusted), being proactive in addressing any such items will, in the end, make for a much smoother and faster sale of your home.

Pre-Warranty Expiration Home Inspection

Warranty home inspections are performed prior to the expiration of your 1-year Builder Warranty.  This home inspection is performed to ensure that any new or ongoing issues related to the building of your new home are dealt with before the warranty expires.  A detailed report with photos will be provided so that any building issues will be identified so they can be addressed by your builder.

Home Maintenance Inspections

As a Certified Professional Inspector, I can play a vital role in a homeowner’s regular home maintenance plan by performing routine home maintenance inspections. The most important thing to understand as a new homeowner is that your house requires care and regular maintenance. As time goes on, parts of your house will wear out, break down, deteriorate, leak, or simply stop working. Even the most vigilant homeowner can, from time to time, miss small problems or forget about performing some routine home repairs and seasonal maintenance.

I can help you with maintaining your home. Consider hiring me to come back in about a year to perform a Home Maintenance Inspection. I’ll evaluate all major systems of the home, including plumbing, heating, electrical, HVAC, and structural. I will help you keep your home in good condition and prevent it from suffering serious, long-term, and expensive damage from minor issues that should be addressed now. Let’s keep your home in great shape together!
